From the first tree down to the last roll of sod, Lots & Tracts handles the full stretch of land development — one crew, one bid, one standard.
Trees, brush, stumps and undergrowth removed so your property can become what you bought it for. We size the approach to the job — selective clearing that saves the hardwoods you want, or a clean sweep for a build site. Debris handled on-site or hauled, your call.
Our forestry mulcher grinds brush and small timber into mulch right where it stands. No burn piles smoking for a week, no dumpsters, no root-balls torn out of the ground. The mulch goes back into the soil, holds moisture, and keeps erosion down. It's the cleanest way to open up overgrown ground — and usually the fastest.
Cut, fill, shape and finish. Good dirtwork is the difference between a yard that drains and a yard that ponds — we grade with the water in mind, every time. Rough grading for construction, finish grading for lawns, ditches and swales that actually move water where it should go.
A driveway is only as good as what's under it. We cut new drives in from the road, build the base right, crown it so water sheds, and set culverts where the flow demands. Washed-out or rutted drive? We regrade and re-rock existing driveways so they stop fighting you every wet season.
From raw lot to ready pad. We clear the footprint, strip topsoil, cut or build the pad to grade, and compact it so your foundation crew can get straight to work. For developers, we sequence lot prep with your build schedule so the dirt is never the thing holding up the slab.
The finish line. After the grading is done we prep the soil, lay fresh sod tight and roll it in — so the project ends with green grass, not bare dirt waiting on seed. New builds, repaired yards, or anywhere the ground needs to look done now.
When weather drops timber across your land, fence lines or drive, we clear it out and clean it up — downed trees bucked and moved, debris mulched or hauled, access opened back up fast.
Taking a tract from raw to ready takes more than one machine and more than one trade. We work alongside developers, builders and surveyors on phased clearing, access roads, drainage, and lot-by-lot prep — and we're straight about what's in our lane and what needs an engineer. If your project needs something we don't self-perform, we'll tell you, and we'll usually know who to call.
